As we go to print, the entire country is in level four lockdown – again. It seems almost normal this time around; although the delta variant is a more virulent foe than the first variant, we’ve been through this before and it seems very familiar.

The naysayers predicting a property collapse seem to have been silenced by the remarkable property boom that took place postlockdown last year. We have decided to run an extended news feature on what the experts feel may happen when we open up this time around. While the price boom of last year isn’t predicted, the consensus is that we won’t be seeing any major drops either.

Speaking of the recent property boom, our lead story for September focuses on the best ways to guarantee good yields for residential property. While the highest yielding suburbs may not be the best bet for buyers wanting a guaranteed tenant pool (most of these are in far flung locales with small populations) there are other ways to ensure good yields. We speak to investors and property experts about their strategies – it’s still possible to be a buy-and-hold investor, even in the current market.

Our profile Aveen Mitra is a great example of how positivity and determination can lead to great success in property investment. He arrived in New Zealand with only $700 to his name, but he’s managed to amass an impressive portfolio of buy-and-hold properties, with a couple of lucrative flicks along the way. He gives his insights into what property investing can offer and how his ethos is underpinned by a charitable spirit and love of others.

Healthy Homes standards are also investigated in this issue. According to some anecdotal evidence, very few investors are meeting the standards. But others counter this claim. We explore the validity of both arguments and discuss the new industry that has risen up in the wake of the standards. Healthy Homes assessors are currently unregulated, but they can make life easier for landlords who don’t have the time or knowledge to ensure their homes are up to scratch.

We also explore the renovation of a grand but crumbling estate in Whanganui. One savvy couple has spent millions restoring the old character estate (complete with motel complex and freestanding homes) adding significant value and providing much-needed accommodation in Whanganui along the way.

And we head south to South Canterbury, to investigate the options for investors in this picturesque part of the country.
