Napier Couple’s First Investment Property Gains $114,000 In Six Months And Rent Increases By $210/Week

e-Coaching course sets them on path to property investing success

Mark and nicole fisher made a New Year resolution in January 2015 to get into property investing. The Napier couple, in their mid-30s, saw an advert in the NZ Property Investor magazine for an e-Coaching Mentoring programme run by The Property Investor Centre and decided to sign up.

The course is designed to be covered over several months but Mark and Nicole were so motivated, they completed all 12 modules in two weeks. As Mark explains, they were pumped up with their new knowledge but still nervous about making a mistake with their first property purchase. And that’s where the e-coaching programme really proved its worth.

“The guys at the Property Investor Centre offered us a deal on a block of five twobedroom units in Fielding,” he says. “We bought them for $480,000 and they were rented for $930 a week.” Although this might seem like a good return, in fact the units had potential to substantially increase the rent by doing some renovations, the couple say.

As part of the e-Coaching programme, Mark and Nicole had regular skype sessions with Clint Taylor and Shane Allen from The Property Investor Centre. They got valuable advice from Clint and Shane about how to renovate their units to optimise both rental return and capital gain.

Mark explains, “We completely renovated two of the units. We added insulation, did roof repairs and put fences between the units. It came to a total of around $46,000.”

As a result of these renovations, the couple have been able to increase the total rent on the units to $1,140 a week. And they were recently revalued at $640,000.

The bottom line is, they have gained $114,000 in equity in about 6 months, while also increasing rental income by $11,000 per year.

Buoyed by the success of their first investment property, Mark and Nicole have recently bought a home and income in Napier again as a result of a deal offered by The Property Investor Centre. They are currently renovating this property and expect it to also provide a strong positive cashflow and good equity gain.

Mark says they now have the confidence to look for their own property deals. But he adds they still have support from The Property Investor Centre as a result of having done the e-Coaching course.

“One of the ongoing benefits of the e-Coaching programme is that Shane and Clint are always there to look at the numbers, or look at a deal and give us their opinion on it,” he says.

“It’s a lot more than just the modules that you get. We would highly recommend it to anyone.”
